NC licensees must complete courses  by June 10, 2008 to receive elective credit for 2007-2008 renewal period.


North Carolina Mandatory Update Course for Real Estate Licensees (2007-2008) Real estate licensees who wish to maintain active licensure must participate in a 4-hour Mandatory Update Course developed by the North Carolina Real Estate Commission.

The Update course is NOT offered online and must be taken "live" no later than June 10, 2008.

Topics this year include licensing/education rules and the newly revised (again) NCAR 2-T offer to purchase form.

Broker-in-Charge Annual Review Course
2007-2008
This course is required of virtually all brokers-in-charge (BIC).  It is a new North Carolina real estate licensing renewal requirement as of July 1, 2006.

This course must be completed by June 10th, 2008. It is NOT available on-line.

BICs must also take the Mandatory Update. BICS who do not complete their CE requirements run the risk of having their brokerage firm license cancelled.

E-Commerce Issues and Internet Resources This is a course for computer-literate real estate professionals who wish to refine their Internet skills. Participants will learn how to:
 
  • -Search for a real estate subject.  The advanced functionalities of Google will be demonstrated.
  • -Develop due diligence in a buyer by identifying significant real estate resources for consumers on the Internet. 
  • -Avoid "virtual violations" of license law. 
  • -Become familiar with critical federal legislation governing electronic commerce/ transactions.

    Investment FUN-damentals
    or How My Clients Invested $1000
    and Became Wealthy Over Time
    This course is designed for active real estate practitioners, appraisers, and investor-wannabes who want to understand more about how to value investment real estate.

    Students must bring a calculator to class but it can be a simple, hand-held calculator.

    At the end of a four-hour workshop, participants will be able to:

    • Discuss the advantages and disadvantages of real estate as an investment;
    • Compare and contrast various measures of return;
    • Apply concepts of present value, before- and after-tax cash flow, after-tax proceeds, financial management rate of return; and
    • Perform a market/financial analysis of income/rental property.

  • This four-hour course covers the following topics:
    • Factors influencing international buyers to invest in U.S. real estate and those which influence Americans to buy overseas.
    • U.S. restrictions on foreign investment as well as restrictions on U.S. citizens buying overseas.
    • Issues regarding culture, documentation, and financing which affect foreign borrowers and Americans buying overseas.
    • Behaviors to overcome communication barriers when dealing with international clients.
    • U.S. laws which affect international real estate purchasers and discuss their impact. 
    • Resources for developing an international real estate brokerage business.
    • Definition of terms such as permanent resident alien, non-permanent resident alien, and non-resident ethnocentrism.

    Mold, Moisture, and Mildew, Oh My! Who would think that a course on mold could be informative and fun!  This four hour program will help real estate professionals:

    Define and describe mold.
    Identify those conditions which contribute to the growth of mold.
    Identify the potential health hazards associated with exposure to mold.
    Describe litigation and insurance issues.
    Describe prevention and remediation methods.
    Identify the real estate licensee’s obligations re: mold issues.



     
    For Your Own Good:  The REALTOR Code of Ethics Every REALTOR must take 2.5 hours of Code of Ethics training every four years.  The current quadrennial requirement ends Dec. 31, 2008.  Before enrolling in this course, please check with your local Association of REALTORS to make sure you need this course. This course meets the NAR requirement and will earn continuing education in NC and other states.

     Deborah Long, the course designer and instructor, is the author of two real estate ethics textbooks and is considered the leading specialist on real estate ethics in the country.

    This course was recognized as North Carolina's Program of the Year in 2004 by the North Carolina Real Estate Educators Association.
